The Winston-Salem Regional Association of Realtors® is a 1000+  member association representing real estate brokers, agents, mortgage bankers, and others involved in the real estate industry in Forsyth, Stokes, Davie and Davidson Counties.  The Home Builders Association of Winston-Salem has a membership of over 700 home builders and affiliated business from Forsyth and Stokes Counties.  In an effort to know more about the local candidates and their positions on issues important to the real estate and building industry, we have sent you this questionnaire.  Please take time to look it over, fill it out and return it to us.  We would like to receive it no later than October 15th  so that we may be able to communicate the results to our membership.   Thank you for participating.

  3. We believe economic development is essential to having a healthy region. Incentives are increasingly becoming a tool local and state governments can use to attract and keep companies in our region and state. Do you support continued use of economic incentives as a tool for economic development?

  4. If yes briefly describe the types of incentives you would support:


  5. Transportation problems can inhibit growth, hamper economic development, and erode our community's wonderful quality of life. We support the completion of the Beltway in Forsyth County and the inclusion of Winston-Salem in any high speed rail corridor. Do you support these two measures and would you work towards their timely construction and completion?

  6. What other transportation improvements would you work in favor of?


  7. Presently local, state and federal regulations, taxes, permits, and fees add thousands to the price of new and existing homes. Some elected officials, in an effort to raise revenue, have proposed a number of new taxes or fees that impact the affordability of housing. These include transfer taxes, impact fees, adequate facility regulations, and a professional services sales tax. Given the negative impact these measures would have on housing affordability, We oppose these efforts. Do you support the introduction and implementation of any of these fee?

  8. If Yes, which ones? Briefly describe your reasons for supporting such measures.


  9. No one is in favor of "Dumb Growth". Well planned communities and intelligent land use increases the desirability of communities and improves the quality of life for all. We believe Smart Growth planning must recognize market forces as well as private property rights to be fair to citizens and adequately meet the needs of dynamic communities. What does Smart Growth mean to you?


  10. Should Smart Growth initiatives be mandated and if so, by who; Federal, State or Local governments?


  11. Taxes Reimbursements from State to Local governments have been withheld to help balance the state budget. This has had a negative impact on local budgets and has been devastating to some smaller counties in our region. Do you favor the return to the reimbursement policy of previous years?

  12. Do you support a sales tax increase to help alleviate the pain of losing these revenues?

  13. Describe any fees or taxes that you do support to help offset these lost revenues?
